How to Start a Built-In Condo: What You Need to Prepare Before Getting Started

If you want to build a condo that is "beautiful, functional, and budget-friendly," you should start with a systematic approach from the beginning. This is because condo projects have limitations in terms of space, access times, and the rules set by the property management.

Below is a checklist that most customers have found effective (read it and start right away).

1) Start with the "use case" first, not with the design.

Please answer these three short questions first.

  • What's the biggest problem with the room? Too many things? Messy? Unconvenient kitchen? Need a workspace?

  • What are the main focal points to consider: TV cabinet / Wardrobe / Pantry / Shoe cabinet / Work corner

  • Preferred tone/style: Minimalist, wood-white, modern, sleek and elegant, etc.

Tip: For condos with 24–60 sq. m. of space, start with "wall-to-ceiling cabinets" as they provide the most storage space.

2) Prepare "on-site data" for quick assessment.

To quickly assess the price and create a design, prepare these three items:

(1) Desired size

  • Width × Depth × Height (or Total Length)

  • If you're not sure, you can measure roughly or send a photo with a tape measure in the frame.

(2) Floor plan / Location to be installed

  • Submit plans from the project or scaled floor plans.

  • Or specify clearly, for example: "TV wall on the balcony side" / "Pantry next to the existing sink"

(3) Materials/surfaces of interest (if unsure, no need to select yourself)

  • Example: Moisture-resistant PB / HMR / MDF

  • Surface: Melamine / Laminate / Painted

If you're unsure about the materials, please specify the room and its intended use. The FAST TRACK DECOR team will recommend options that suit your budget and usage.

3) Check the "system points" that often cause changes in the layout (very important in condos).

Before finalizing the draft, it is recommended to review and send additional photos (if available).

  • Plug/Switch/TV Point/Internet Point Location

  • Air conditioner position/air conditioner drain pipe (if the cabinet is flush)

  • Water Pipe/Sink Location (in case of pantry or kitchen)

  • Ceiling/Beam/Pillar (Points where the cabinet must not extend to the ceiling "must be spaced")

4) Does the condominium need to coordinate with the legal entity?

Most of the time, it's necessary, especially for jobs that involve transporting and installing equipment on-site, such as

  • Request to work + entry-exit times

  • Use of freight elevators / Moving routes

  • Noise and Dust Regulations / Floor and Wall Protection

  • Disposal of Waste Materials / Technician Parking Area

✅ The FAST TRACK DECOR team can assist in coordinating and preparing the information required by the legal department.

5) Steps to Start Building a Condo Built-In (Overview)

  1. Customers send information (size + plan/area + materials or usage)

  2. Preliminary Pricing Assessment Team/Work Approach

  3. Create a 3D model for visualization before actual production (adjustable colors, materials, and functions).

  4. Summary of Design and Specifications → Proceed to Production

  5. Schedule installation date + coordinate with property management + finalize work

  6. Delivery of work + 1-year built-in warranty (subject to terms of use)

6) Sample message for evaluation request (feel free to copy)

"TV cabinet, 3.0 m long, 2.4 m high, 0.35 m deep. Living room, attached to condo floor plan
. Made of HMR material with melamine surface, white-wood tone. Requires soft close + drawers."
